Annual Maintenance Inspections

Leading steel manufactures recommend that the roof, gutters and wall cladding is subjected to annual inspections and maintenance to ensure the best possible performance and that inherent durability of the product is achieved.

Until recently we have only provided this service on buildings that we have completed, however we are extending our level of service to commercial tenants who have entered into ‘full repairing and insuring’ lease arrangements, which places the responsibility on to them to keep the building in good repair. We are often requested to carry out relatively major works at the end of commercial tenancies in order to comply with ‘make good’ lease clauses where there has been little or no building maintenance. A periodic maintenance programme helps to alleviate major expenditure at the end of the lease.

The maintenance package is tailored to the individual building and examines roof and wall cladding as well as rain water goods. A survey report is sent out after the inspection is completed, detailing the current condition of the cladding. This allows you to budget for any impending works rather than face a large bill when something goes wrong, as well as keeping up your guarantees on the coating of the sheets.

Below is an example of the works carried out during an annual inspection, and a couple of photos showing before and after of some gutter cleaning.
